Yet even this sturdy material can suffer when exposed to moisture over time. Water can penetrate bricks and mortar, alter their structure, and eventually cause damage such as spalling, staining, and cracking. To protect brickwork effectively, it’s essential to understand how bricks interact with moisture—and how to prevent problems before they start.

The Nature of Brick – A Porous Material

Bricks are made from clay that is shaped and fired at high temperatures. During firing, a network of tiny pores forms within the brick. These pores make the material strong yet capable of absorbing and releasing water. This natural porosity allows brick walls to “breathe”—moisture can enter but also evaporate again.

Trouble begins when moisture becomes trapped. If a brick wall is coated with impermeable layers such as dense paint, cement stucco, or waterproof sealants, water can get stuck inside the masonry. Over time, this trapped moisture can weaken the material from within, leading to visible deterioration.

Different Types of Moisture and Their Effects

Several forms of moisture can affect brickwork in the U.S., depending on climate and building design:

  • Rainwater – penetrates through cracks, deteriorated mortar joints, or porous bricks, especially in regions with heavy rainfall.
  • Condensation – forms when warm, humid indoor air meets a cold brick surface, common in basements or poorly ventilated spaces.
  • Rising damp – occurs when groundwater moves upward through the foundation due to a missing or failed moisture barrier.
  • Construction moisture – residual water from mortar or concrete that hasn’t fully dried after building.

Each type of moisture requires a different approach. Rainwater intrusion can often be prevented with proper repointing and flashing, while rising damp may call for installing or repairing a damp-proof course.

Freeze–Thaw and Salts – Hidden Enemies of Masonry

In many parts of the U.S., especially in northern states, freeze–thaw cycles are a major concern. When water seeps into bricks and temperatures drop below freezing, the water expands as it turns to ice. This expansion can cause small cracks that grow over time, leading to flaking or spalling. This process, known as freeze–thaw damage, is one of the most common moisture-related issues in older brick buildings.

Another challenge is salt crystallization. Salts naturally present in soil, mortar, or de-icing products can travel through damp masonry. When the water evaporates, the salts crystallize on the surface, leaving white deposits known as efflorescence. While often harmless, efflorescence signals that moisture is moving through the wall—and that the source of that moisture should be identified.

Preventing Moisture Damage

Prevention is about keeping brickwork dry while allowing it to breathe. Here are some key steps:

  • Maintain mortar joints. Repoint cracked or eroded joints with mortar that matches the original in composition and strength.
  • Ensure proper drainage. Keep gutters, downspouts, and grading in good condition so rainwater flows away from the foundation.
  • Avoid non-breathable coatings. If painting or sealing brick, use vapor-permeable products that allow moisture to escape.
  • Ventilate indoor spaces. Good airflow reduces condensation and interior humidity.
  • Inspect regularly. Look for dark patches, flaking, or white salt deposits—early signs that moisture is present.

Repair and Maintenance

If moisture problems have already developed, quick action is important. Start by identifying the source—whether it’s rain penetration, rising damp, or condensation. A moisture assessment can help determine the extent of the issue.

Next steps may include:

  • Replacing damaged bricks and deteriorated mortar.
  • Cleaning efflorescence gently with a soft brush or mild cleaner.
  • Improving site drainage to keep water away from the foundation.
  • Consulting a professional mason or preservation specialist for historic or severely damaged structures, where improper repairs can worsen the problem.

Brick is a resilient and beautiful material that interacts constantly with its environment. Moisture is part of that relationship—it can’t be eliminated entirely, but it can be managed. With proper understanding, maintenance, and respect for the material’s natural properties, brickwork can remain strong and attractive for generations, preserving the character and durability that make it a cornerstone of American building tradition.
